Ask the buyer if they want to make an offer!! There are a lot of Realtors(R) that don't do this one crucial thing. Ask for the sale. This is the number one rule in sales.
If you are working with buyers and showing them more than about 10 homes then maybe you are not doing this. This of course assumes that you are paying attention and are only showing them homes that meet their needs.
Try this. After every showing ask them these questions.
* What did you think of this one?
* Want to add it to your favorites list?
* Remove it?
* Or write an offer?
After the first couple of showings they'll know the drill and answer before you have to ask.
It's simple and effective.
